Vers une nouvelle proposition de parc thématique

Zen+dCoOfficedesign compose un groupement formé avec l'atelier Bertrand Houin (atelier d'architecture paysagiste à Casablanca, Maroc), Avesta Group, bureau d’ingénierie culturelle et touristique (San Francisco, USA) et l'atelier d'architecture AWM Mountassir (Casablanca, Maroc) pour répondre à l'appel d'offres d'étude de faisabilité pour le développement d'un Dino Parc dans la province d'Azilal, Maroc, lancé par la Société Marocaine d'Ingénierie Touristique.

Les quatre axes à traiter ;
1) le positionnement du concept à travers une analyse du site et en particulier une enquête foncière.
A partir d'un panorama exhaustif des projets existants et actuellement en cours de développement nous élaborerons une analyse détaillée d'exemples comparatifs choisis parmi les équipements les plus à l’avant-garde dans le domaine des complexes à usage mixte et parc thématiques.

2) l'élaboration d'un concept pour Dino Parc.
Un parc thématique éducatif sur plusieurs sites, de nouvelle génération, valorisant les richesses paléontologiques à travers un extraordinaire voyage dans le temps sera le cœur du concept.

Les outils structurels seront utilisés de manière transversale pour renforcer le concept.
Exemple à propos d'un traitement paysager possible, le jardin de plantes archaïques, du paysage vertical au paysage horizontal ou un voyage dans les milieux et les ères.

Nous proposerons ici de retranscrire dans le paysage, le milieu de la forêt (paysage vertical) et de la savane (paysage horizontal) typiques de l’ère des dinosaures. Il s’agit ici de montrer l’évolution des climats en faisant cheminer le visiteur de la forêt vers la savane en évoquant les périodes climatiques et géologiques qui ont imposées des changements. C’est avec une vision botanique que sera retranscrite l’évolution de la flore à travers la mise en valeur de plantes archaïques recomposant les différents milieux traversés.

3) une étude faisabilité financière et mode de gestion.
Les conclusions de cette analyse seront mises en perspectives avec les résultats du Benchmark (analyse des schémas juridiques mis en place).
Notre mission est conçue comme une véritable aide à la décision afin de permettre au Ministère du Tourisme d’opérer un choix éclairé sur le ou les montages juridiques qui seront le mieux adaptés à ses besoins et aux enjeux du projet.

4) l’assistance technique pour la sélection et la contractualisation avec un gestionnaire.

A new theme park proposal

Zen+dCoOfficeDesign is part of a team composed by Bertrand Houin's agency (landscape architecture studio in Casablanca, Morocco), Avesta Group, cultural and tourist engineering office (San Francisco, USA) and the architecture studio AWM Mountassir (Casablanca, Morocco) respond to tender for a feasibility study of a Dino Park in the province of Azilal, Morocco launched by the Moroccan Tourism Engineering Company.

Four axes approach for the feasibility study;
1) establishing the concept through an analysis of the site and especially a land survey.
Starting from a complete overview of existing and ongoing projects, we will develop a detailed analysis of examples chosen among the forefront in the field of mixed-use projects and theme park.

2) the development of the concept for Dino Park.
The educational cutting edge theme park will take place on several sites, it will emphasizes the values of paleontological heritage through an extraordinary journey through time.
Using responsive tools to reinforce the concept.
A possible landscaping treatment : garden made of archaic plants, from a vertical to an horizontal landscape, where visitors will experience a trip through environment and geological eras.

We propose to recreate the landscape, the forest environment (vertical landscape) and savannah (horizontal scenery) from the dinosaurs age. This aim to show the evolution of environment from the forest to the savannah reminding the climatic and geological periods that have marked climates changes. The evolution of the flora will be transcribed from a botanical point of view using archaic plants.

3) financial feasibility study and site management.
The results of this analysis will be applied from Benchmark's legal overview.
Our aim is to enable the Ministry of Tourism to make the best possible choice, regarding legal arrangements, needs and goals.

4) backoffice support for the selection and contracting with the site manager.
